
The Parramatta Leagues Club has unveiled a bold new vision for its site, transforming what was once criticized as an “eyesore” into a proposed $215.5 million world-class entertainment and tourism precinct. This ambitious redevelopment plan, detailed in a Regionally Significant Development (RSD) application filed with the City of Parramatta, marks a significant upgrade from a previous, less ambitious proposal lodged in 2024.
The latest plans for 1 Eels Place aim to revitalize the existing Parramatta Leagues Club site with a 149-room hotel and new club and leisure facilities, featuring structures ranging from two to eight storeys. The earlier plans, which included a new restaurant and gaming area near CommBank Stadium, faced severe criticism for their aesthetics, being labeled as “the ugliest building in Greater Sydney.”
Revamped Design and Facilities
In response to past criticisms, the newly submitted plans propose a four-storey club complete with cafes, lounge bars, function spaces, and rooftop terraces, covering a gross floor area of 20,015 square meters. The construction is planned in stages, with priority given to the new club facility, alongside modifications to an existing multi-level car park.
Subsequent phases will see the demolition of the current club, followed by the construction of a health and leisure center, and finally, a hotel equipped with a gym and various food and beverage outlets. The project is being designed by renowned firms Cox Architecture and Aspect Studios.
A Historical and Cultural Hub
Established in 1959, the Parramatta Leagues Club has long served as a gathering place for fans of the Parramatta Eels. The current redevelopment plans aim to transform the club into a “vibrant, multi-purpose venue known for its hospitality, recreational offerings,” and its strong connection to the Parramatta Eels National Rugby League team.
The redevelopment aims to “provide greater activation and enhance the gameday and year-round experience for the club and encourage greater community engagement within Parramatta North.” This effort aligns with broader urban renewal initiatives in the area.
Urban Renewal and Infrastructure Investment
The corridor between the Parramatta CBD and the Westmead Health and Innovation Precinct is currently attracting significant infrastructure investment. This is underscored by the recently completed Parramatta Light Rail and the ongoing construction of Sydney Metro West.
According to the submission documents, Parramatta is undergoing “rapid urban renewal,” driven by substantial public and private sector investment.
This transformation includes the state-led rezoning of the Parramatta North Precinct, located directly north of the leagues club site, which will deliver education, research, commercial, cultural, and residential outcomes over the next 30 years.
