Brad Moran, a former Australian Football League player, is set to auction his opulent Queensland estate, which boasts its own fun park and poker room. Moran and his wife, Alicia, purchased the property for A$7 million (US$4.6 million) in 2021 and have since transformed it into one of the region’s most luxurious private residences. The auction is scheduled for November 28, with Kollosche agents Michael Kollosche and Jamie Harrison handling the sale.
The Morans acquired the estate, simply referred to as “the Estate,” the same year Brad Moran sold his retail media startup, CitrusAd, to Publicis Groupe for a reported A$205 million. Moran, who played for North Melbourne and Adelaide, was captivated by the property’s breathtaking views. “When I first saw the property, what really sold me was the view,” Moran shared. “None of the photos online had captured it. When I finally arrived and saw the skyline and Pacific Ocean from 950 feet above sea level, I fell in love.”
The Transformation of a Grand Estate
The estate spans 2.2 acres and includes a main residence with approximately 2,400 square feet of living space, three guest houses, and a coastal panorama stretching 10 miles. Originally developed by Gold Coast builder Graeme Ingles in 2010, the home was already grand, but Moran envisioned something even more spectacular. The property had languished on the market for over 550 days during the pandemic, a time when many buyers were snapping up regional homes sight unseen.
Now, after a comprehensive rebuild, the Morans are ready to sell. Due to Queensland’s strict auction pricing rules, there is no official estimate of the property’s potential sale price. The current Gold Coast auction record is A$24.8 million, set in 2023 when a home in Southport was sold through Kollosche.
Unique Features and Amenities
Brad Moran’s renovation of the estate was a passion project, involving 70 individual projects over three years. “I approached the renovation like I would a software business. Every part had to have a purpose and deliver the best possible user experience,” Moran explained. The result is a residence filled with unique features, including a mobile app-controlled fire fountain at the entrance.
The main residence boasts 10 bedrooms, 11 bathrooms, a commercial-grade kitchen, multiple living areas, and a wine tasting room. The primary suite alone spans about 2,150 square feet, with a retractable starlight roof and dual dressing rooms. Additional amenities include a Manhattan-inspired whisky bar, a 16-seat cinema, a poker room, and a health and wellness suite.
“When the new owners move in, I’ll hand them the keys and the Google password—and that’s it,” Moran said.
A Fun Park and More
Perhaps the most unusual feature is the private fun park, complete with a 525-foot track for Lamborghini-branded go-karts, a putting green, and a basketball court. Moran’s dedication to the renovation was evident in his commitment to the project, working 80 hours a week for years.
According to Kollosche, “With a lot of these properties, we could give a list of comparable sales, but they’re very few and far between. What I can say, however, is that Brad is determined to sell. He’s not testing the market.”
