According to Mel Ahearn from @Realty, Warragul’s proximity to the surf and swimming beaches of Phillip Island makes it an attractive option for many buyers.

“Having a pool in your backyard is so much easier than trying to find time to get to the beach,” Ahearn noted, highlighting the appeal for families with multiple sporting commitments.

The property, located at 11 Lancashire Road, was built just over two years ago and features both indoor and outdoor entertainment areas, a 6.5m x 4m shed, and a garage with modern amenities. The in-ground mineral pool includes a solar-powered heat pump, allowing for year-round enjoyment.

The property boasts an entertainer’s kitchen, a double garage converted into an office, landscaped gardens, and an 8.8-kilowatt solar system. The 6m x 9m shed with a 3m roller door adds to the property’s appeal.

Wesburn: A Country Retreat

Wesburn, a short drive from Yarra Junction township, offers a private country escape. In July 2025, a four-bedroom, two-bathroom home on 5330 square metres sold for $990,000. Although considered part of Greater Melbourne by the ABS, Wesburn provides the full Yarra Valley experience, complete with misty mornings, rolling hills, and a vibrant creative community.

“The feature of that property is an acre and a quarter of land, the lifestyle, the size of the land, the environment, the proximity to facilities,” said Michael Robinson from Bell Real Estate Yarra Valley, noting that swimming pools are rarely a priority for buyers in this area.

Hamilton: Modern Living with a Pool

In May 2025, a newly built four-bedroom, two-bathroom home on the Hamilton Highway sold for $980,000. The property features north-facing living areas, a double garage, and a workshop. Jo Frost from Elders Real Estate Hamilton emphasized that the year-round heated, mineral pool was a significant value-add for the property.
