Plans have been unveiled to transform a small shopping strip on Brisbane’s Racecourse Road into a luxurious apartment complex adorned with greenery. The proposed development in Hamilton aims to replace the existing single-storey hub with a four-storey building featuring 12 two- and three-bedroom apartments, underground parking, and a rooftop terrace.

If approved, the project at 53 Racecourse Road will also include a resort-style pool, hot spa, wellness facilities, and landscaped green spaces. The design envisions cascading green and red plants from balconies at each level, creating a striking visual impact. The ground floor is set to host a bakery, bar, and several food outlets, enhancing the area’s culinary offerings.

Development Details and Design Inspiration

The 1205-square-metre site, located approximately five kilometres from Brisbane’s CBD, currently houses a small shopping centre featuring a Thai and Italian restaurant. Developer Fortis has drawn inspiration from the area’s historic architecture, incorporating a red-brick facade reminiscent of nearby landmarks such as St Augustine’s Church.

“We’re fortunate to be working with one of the precinct’s most prominent corner sites, offering city and river views, and a unique opportunity to create something truly special for the area,” stated Dan Boman, General Manager of Fortis. “Rather than imposing a building onto the site, we’ve taken the time to understand the neighbourhood and create something that fits naturally into its local context.”

Architectural Vision and Community Impact

Designed by Koichi Takada Architects, the new building is currently under review by Brisbane City Council. The proposal reflects a growing trend in urban development, where integrating natural elements into architectural designs is increasingly prioritized to enhance urban living experiences.

Fortis is not new to transforming Brisbane’s landscape, with another project underway to convert a decommissioned aged care home into luxury flats in New Farm. The proposed Hamilton development underscores a broader movement towards revitalizing urban spaces while maintaining harmony with existing community aesthetics.

Racecourse Road, known for its vibrant mix of retail and dining options, stands as a key commercial artery in Hamilton.
